McGowan Corporate Real Estate Advisors represented an undisclosed 3PL in the leasing of 611,320 SF at One Costco Way, Monroe, NJ. The property is a multi-tenant 983,320 SF reinforced concrete building.

Kevin McGowan, CCIM, SIOR, completed the transaction on behalf of the tenant, one of the largest 3PL companies in the world.

The space offered the tenant 36 foot clear ceilings, ESFR sprinklers, and trailer parking in the Exit 8A submarket. The property is situated adjacent to the NJ Turnpike, within close proximity to the Ports, New York City and Philadelphia. Given the network of roads that converge near Exit 8A on the New Jersey Turnpike, this region is ideal for distributing to the substantial populations residing in the Northeast from Boston to DC.
